SHORT SALE PRIMER:
Are you confused about just what a short sale is? Most home buyers don't know much about them, but I can tell you I have been on both sides of them, and want to stress that they can be an unbelievable value for a home buyer who is:
1) Not impatient- they can take up to 3 months or so to close. BUT, when it finally does, you will have one of the best deals in town.
2) Not overly neurotic- Sometimes you may not hear back from the bank for a while . . . no matter how many times you ask. Remember, not only is the seller negotiating with them, but the bank is also negotiating with its lenders, most of whom are overseas (think China and Dubai UAE). So, they may not be able to get a quick okay.
3) Not afraid of snags- Many times inspections on short sales don't matter, because the bank won't fix any problems. So you must be prepared to fix those things yourself. Remember, they are losing oodles of money on the home, and aren't about to give up more. They also will cut the Realtors fees, generally to 2%, even though they are much more work for the Realtor.
